Logistea AB (publ) has today closed the acquisition of the property Automobilen 1 in Nyköping, Sweden. The property has an underlying property value of MSEK 450 before deductions of MSEK 21, including deduction for latent capital gains tax. Nyköping municipality is the sole tenant leasing the entire property, which has a lettable area of approximately 44,900 sq.m. The annual rental income amounts to approximately MSEK 43.9 with an average remaining lease term of approximately 6 years.
Logistea increases its property portfolio and has today closed the acquisition of the property Nyköping Automobilen 1 through an acquisition of the property-owning company Nyköping Logistics PropCo AB. The property Automobilen 1 was built 2009-2011 and is located in Arnö industrial area in Nyköping.
The property has a total lettable area of approximately 44,900 sq.m. The tenant is Nyköping municipality which leases all areas within the property through two lease agreements with an average remaining lease term of approximately 6 years. The premises are mainly warehouse and light industrial and the annual rental income amounts to approximately MSEK 43.9 (excluding rent supplements and property tax). The acquisition complements Logistea's existing portfolio well and significantly strengthens the profit from property management.
The acquisition is financed through a bank loan and available funds.
